  • Specific Defects Survey (Level 3 *)
    This survey is undertaken when a specific building problem or defect is present and requires a thorough and detailed report supplying. Problems can include dampness and subsidence, and where possible we can recommend repairs or provide details of further investigations that may be required.

  • Homebuyers Surveys & Valuations (Level 2 *)
    We offer RICS homebuyers reports that are produced in a standard, easy to understand format. These concise reports contain a simple, traffic light and numerical rating on each element of the property, along with the description of the condition of the section of the property. Areas that are significantly defected will be reported and the condition of the property is taken fully in to account in the valuation we provide.

  • Building Surveys (Level 3 *)
    This is our most thorough report and is recommended for any unusual or non standard properties with suspected problems, no matter how large or small they may be.

* Level of Survey: The RICS recommended levels are not prescriptive or detailed. Instead they provide enough detail to enable the nature of the service to be identified while maintaining sufficient flexibility for RICS members to innovate and respond to changes in the market, please refer to the Appendix ’Definitions of Survey Levels’.  A Full Building Survey report and Specific Defects Survey report are generally Level 3 surveys and the Homebuyers report, condition report and ‘Snagging’ type report is a level 2 Survey level.  Other instructions and variation will be disclosed in our letter of instruction.

Specific Defects Survey (Level 3 *)

Defects pathology is the science of investigating a defect in a building and identifying the cause. Alan Holmes Chartered Building Surveyor specialise in such investigations and supply a comprehensive report on the cause of dampness, structural movement and other defects. Our report identifies the cause of the defect and recommends remedial works with estimated cost of repairs.

Homebuyers Survey & Valuation (Level 2 *)

The Homebuyers Survey and Valuations provides the purchaser of a property with a comprehensive report, which refers to building defects and deficiencies. The report is written in the Royal Institution of Chartered Surveyors’ standard terms for plain understanding. The report provides an open market value of the property reflecting its condition at the time of the inspection.
Ideal for purchases of relatively modern, traditional properties. From £300.00 to £700.00

Full Structural Survey / Building Surveys (Level 3 *)

When a property is older, or of non-traditional construction, or is in a dilapidated condition we recommend that a Full Structural Survey is carried out. This is a very thorough survey. The comprehensive report identifies building defects and provides an estimated cost of repair, allowing the purchaser the opportunity to consider the cost of future repairs.
